Empty Eco18 Site For Sale

August 5. 2010 - Even though the site for Eco18 is still advertising a free indoor parking space with the purchase of one of their Chicago condos, this planned Chicago real estate development probably isn’t going to make it past paper. The building site is now being marketed by Jameson Realty and has been since July 16th, according to the realtor’s listing.

Jameson states in the ad that the 1.23 acre, “53,635 square foot vacant lot is located in the heart of the South Loop neighborhood. Property is zoned DX-5. Site was slated for mid-rise condominiums.” The asking price is $5.5 million.

Eco18’s claim to fame was that it would have been the first gold LEED certified residential tower in the city of Chicago. Dynaprop Development planned to install a geothermal heating and cooling system, energy recovery system, solar hot water heating system, extra building insulation, green roof, use of recycled building materials, recycled bedroom carpeting, compact fluorescent lamps with motion sensors to turn off and on in the garage and tower plus Energy Star rated appliances.

The condo layouts in the planned 12 story tower were to have one to two bedrooms with prices anywhere from the $270,000s to $640,000s. There were around 25% of the 93 units under contract since pre-sales started more than three years ago, with most of them being one bedroom condos and a few two bedroom units.
