While sales of new and re-sale single-family homes continue to fall around the greater Chicagoland region, some neighborhoods are showing signs of resiliency. Marseilles is one Chicago suburb that has seen an increase in sales of homes.
According to data from the Chicago Association of Realtors, a total of 20 single-family homes were sold during the first quarter, up from 11 units sold during the same period last year. It was the highest first quarter sales total in Marseilles since 2005, and the second highest total ever for the neighborhood.
However, even though demand is at a record level in the neighborhood, prices came down during the first quarter. The average sales price for homes sold in the neighborhood during the first quarter fell 10 percent from the same period last year.
Also, buyers are seeing a lot more homes on the market in the area, which could put further pressure on prices. If you’re selling your home in Marseilles, it will now take you an average of 145 days to find a buyer, up from 113 days a year ago.
